Point Chevalier RSA

COMMUNITY FOCUSED DEVELOPMENT

This RSA Point Chevalier development is a community focused and intends to service the local town centre zoning.

The proposed development is made up of three primary components. Found at the southern end of the site is the proposed new RSA facilities which is a 3 level building consisting of an undercroft carpark, new RSA club rooms at ground level and offices on the first floor. Situated in the middle is a Childcare centre able to cater for up to 85 children and located at the northern end of the site are three street front retail units with four levels of apartments above. Vehicle access is via Parr Road North which will service all three components.

The RSA clubrooms become a multi-purpose event venue for the community alongside representing the ongoing loyalty to its original RSA members. Interior spaces beyond this provide flexible habitation for a variety of events that require a controlled internal environment. This reinforces the suitable location for the build in relation to the motorway, where view west and east is promoted, and the effects of the motorway are mitigated.

The Childcare centre is located in the heart of the site as a destination. It can be accessed via a pedestrian pathway and shared vehicle ramp from Parr Road. At the end of the ramp, both pathways step clear to directly align with the public entrance into the early childcare learning facility. The Childcare centre continues the architectural language of the elongated RSA form that faces the motorway but considers the new conditions and edges introduced within the centre of this development. The outdoor spaces in the Childcare Centre are orientated to face the NW sun which forms a seamless relationship with the internal care spaces. A combination of hard and soft surfaces are called upon to represent use and maintain a playful yet quality environment.

Fronting Great North Road is the third component of the development. Positive street frontage provides three proposed retail units. A separate and private pedestrian access is provided to the apartments which leads through to the ground level car park and service core. To the rear more apartment living spaces can be found, orientated to the NW sun and set back suitably from the adjoining legal boundary to provide breathing space.

Materially and architecturally the apartments again capture their own identity within the development while maintaining  relevance to the other built forms.

Architecturally the design stretches with the motorways movements but are still anchored in place, sitting near the services end of the RSA and first-floor office block. The material selections are kept simple and primarily relate to all four edges of the site.

The proposed end outcome: A succinct and comprehensive community focused mixed-use development.
